This promotional offer (“Offer”) is provided by Nandan Mehta, REALTOR®, Arkis Realty Group at Keller Williams Heritage, and is subject to the following terms and conditions: 

1. Eligibility Requirements

The Offer is available exclusively to qualified out-of-state buyers who have not previously engaged any other Broker/Brokerage for real estate services in the service areas in Texas. 

To qualify, the Client must: 
a. Enter into a signed Buyer Representation Agreement (“Agreement”) with Keller Williams Heritage; 
b. Be pre-approved with a qualified lender for a home purchase of at least $450,000; 
c. Place a property under contract within 180 calendar days from the date of the signed Agreement; 
d. Be available for two (2) full days of home viewing during an organized property tour itinerary arranged by Arkis Realty Group. 

2. Travel Incentive Structure

Qualified buyers may receive travel reimbursement (up to the value caps below) for visiting and touring properties in the service area: 

*Reimbursement value includes the combined total of airfare, hotel, and rental car for up to two (2) days. 

Additional conditions: 
• All travel arrangements must be booked and coordinated through Arkis Realty Group or its designated travel partner. 
• Self-booked travel may be reimbursed only with prior written authorization. 
• Travel reimbursement will be issued as a credit toward allowable brokerage fees at closing and will not be paid as cash. 
• No upfront retainer or deposit is required in connection with this Offer. 

3. Conditions & Limitations

• Offer is void where prohibited by law and subject to all applicable Texas Real Estate Commission (TREC) and federal advertising regulations.
  • Travel benefits are limited to one (1) qualified buyer per household.
  • If the buyer does not go under contract within 180 days or terminates the Agreement before a purchase contract is executed, Client will not be eligible for reimbursement, and no travel-related payments will be issued by Broker. 
  • Offer is non-transferable and carries no cash value outside the stated credit application. 
  • Arkis Realty Group and Keller Williams Heritage reserve the right to modify, suspend, or discontinue the Offer at any time without prior notice. 
  • Any taxes or reporting requirements associated with the incentive are the sole responsibility of the participant. 

4. Compliance Notice

All promotional activities are conducted in accordance with TREC advertising guidelines, Equal Housing Opportunity laws, and all other applicable state and federal regulations. 
This Offer is not intended to induce or require the purchase of any specific property, product, or service beyond the standard brokerage relationship with Keller Williams Heritage. 

5. Disclaimer of Liability

Arkis Realty Group, Keller Williams Heritage, and their representatives are not responsible for travel delays, cancellations, lost property, or incidents beyond their control. 
Participants agree to release and hold harmless Arkis Realty Group, Keller Williams Heritage, their affiliates, and representatives from any claims or damages arising out of participation in this Offer. 

6. Acceptance of Terms

Participation in this Offer constitutes acceptance of all terms and conditions stated herein. 
A signed acknowledgment of this disclaimer may be required before travel arrangements are confirmed.
